Commercial Leases
Redferns handle the granting and taking of Commercial Leases and we act for both Landlords and Tenants. We deal with drafting and negotiating of Commercial Leases. This includes renewals under the Landlord and Tenant Act 1954.
A Lease is a very important document that regulates the dealings between Landlord and Tenant.
If it is a new Lease it is essential to ensure that the Lease is in a format that will be acceptable to a Landlord granting the Lease or a Tenant taking a Lease.
It is for this reason that we work closely with each of our clients to understand their individual needs and ensure that we meet their specific requirements and timescales.
If you are taking the Lease, we will provide a full report, raise enquires and searches. On completion of the matter we will also deal with the registration and stamping of the Lease, if appropriate.
Apart from the granting or taking of Leases there are, on occasions, transactions where Licences to Assign are requested or granted and similarly Licences for Alterations, Rent Deposit Deeds, Authorised Guarantee Agreements and Deeds of Variation.
We are able to advise on all of these commercial documents and draft them where we are acting for the entity granting them.
Commercial Property Advice
Quite apart from transactional matters, we are also able to generally advise on Landlord or Tenant issues. When a matter becomes litigious, we are able to pass the matter over to our litigation department to continue with a dispute, if resolution is not possible without litigation.
